It is 240 square feet, and its inside the top floor flat of my sunny, remodeled 2-story triplex in North Oakland (near Rockridge and the Berkeley border).The normal rent is $1699, but Im discounting it to $1450 for May, June, and August 2021. To enter your studio, youll first walk through my back door and my living room. But once inside your studio, youll have your own private kitchenette and bathroom (with a full bathtub).I continue to test negative for Covid, and by the time you move in on May 1st, I will be fully vaccinated for Covid-19.The back door (where you enter) is on the opposite side of the house from my room and office. So, you can come and go any time of day, 24/7, and it wont disturb me. Again, see the floorplan.When the weather is nice, you can enjoy my private fenced backyard, which has a table and two chairs.FEATURESIn the main room of your studio (150 square feet), youll enjoy 10 high ceilings. Youll find a comfy queen-sized bed, desk, bureau, and closet.The bed consists of mattress and box spring. The mattress contains memory foam and is very comfortable.In the second room, theres a kitchenette with a sink, fridge, microwave, coffee maker, toaster oven, and 2-burner induction stove. The kitchenette has its own window, but it does not have a hood to remove smoke. So if you make a lot of smoke when frying foods, please look for another rental.ABOUT EMFSI am gradually reducing EMFs in my triplex. So far, Ive covered all three of the buildings Smart Meters with faraday cages. My home office devices are all hard wired via Ethernet. And the wifi automatically shuts off from midnight to 6am each morning.I can provide a wifi router. Or if youre like me and youre sensitive to EMFs (or wary of them), you can help reduce EMFs by hard-wiring your Internet devices via Ethernet cables. Your studio has ethernet cables and an 8-port Ethernet switch/hub. With the right adapters, you can also hardwire your iphone or Android phone via Ethernet.UTILITIESYou wont need to activate utilities in your own name. Rent includes water and trash pickup. Theres a $44/month fee for high speed Internet - whether you choose wifi or ethernet.If the heat from my furnace is enough for you, then gas electric are included in your rent. If you use an electric heater or electric blanket (either yours or one I can provide), theres a $50/month fee for the additional electricity usage.QUIETNESSMost studios nearby are ground floor apartments. So while those studios have fully private entrances, youll probably hear footsteps on your ceiling from people walking on your head.This studio is on the top floor. So youll never hear upstairs footsteps on your ceiling, which can be a drag very early in the morning or late at night!That said, you may hear muffled kitchen noises and occasional singing and piano playing (1 to 2 hours per week). When my assistant is cooking or cleaning for me, you may also hear muffled conversations coming from our kitchen.The earliest I ever use my kitchen is 8am, although thats rare. (Usually its closer to 9am.) The latest is 8pm.If you are noise-sensitive and dont want to hear muffled kitchen noises, singing, piano playing, or conversations during waking hours (8am to 10pm), then please look for another rental.NEIGHBORHOODMy building is in a safe and quiet part of Oakland, minutes from Berkeley and Rockridge (an upscale neighborhood with great ethnic restaurants.)This area is very flat, so its easy to bike around town... and you can borrow my extra bike while youre here.The UC Berkeley campus is about 2 miles away.
