Property information:

This property is an excellent 4 Bedroom Cottage located at the Southern edge of the village of Frayssinet le Gourdonnais, which is situated midway between the Lot and Dordogne rivers on the road from Cahors to Brive.

Originally a barn, the property has been restored to a high standard in a contemporary style whilst retaining the character with exposed beams and stonework etc. Solid hardwood flooring in the living room and throughout the upstairs provides a light airy environment. Electric central heating ensures a comfortable temperature for guests at cooler times of year.

There is a large kitchen/ diner fully fitted with top quality fridge freezer, double oven, ceramic hob, washing machine and dishwasher. The table provides seating for up to nine people. The downstairs shower room and WC are easily accessible from the pool area.

The living room features comfortable quality leather sofas and two easy chairs. A TV and video are provided along with a CD player and a selection of board games.

Upstairs there are four bedrooms, two doubles (one king size bed) and two twin rooms. One twin and one double room has air conditioning. The bathroom has a full-size bath with shower, basin and WC along with great views across the valley.

Conveniently situated immediately outside the kitchen is a large covered terrace overlooking the pool (good for keeping an eye on children) that provides a shady eating area, with a modern gas barbeque. The 'top' garden is laid to grass and offers a great play area for children.

Recently converted to a high standard, the property makes an ideal holiday home from which to explore this beautiful unspoilt region. The lack of traffic offers many cycling opportunities whilst the rivers Cele, Lot and Dordogne offer canoeing for all the family. Golf, fishing and tennis are all available locally.

There are caves to visit including the world famous Les Eyzies with 49-million-year-old cave paintings and others with stunning caverns of stalactites and stalagmites.

As one of the great gastronomic regions of France, the area has many wonderful restaurants (most child friendly) serving high quality dishes at reasonable prices. in addition, there are an abundance of traditional French markets selling everything from food and wine to pottery and antiques.

The property is being sold as fully furnished and equipped throughout and also includes a superb private pool which provides a nice area to cool down on hot sunny days. This beautiful cottage is more than suitable to be used as a permanent residence or a holiday home.

About the Area:

The Lot department is a land of beautiful landscapes of dramatic gorges, slow moving rivers, numerous beautiful villages such as Puy-l'Eveque and Rocamadour, and the vineyards of Cahors.

Other natural highlights included the Upper Dordogne Valley and the Causses du Quercy Regional Natural Park. Largely unspoiled by the passage of time, the Lot department of France is a delight to discover and explore.

The south-east of the department follows the meandering Lot Valley between Figeac and Cahors, and largely forms part of the Regional Natural Park of the Causses de Quercy.

One of the most popular attractions here is the village of Cabrerets, in an impressive cliffside setting, and where you can visit the Pech Merle caves, one of the very few caves in France with prehistoric paintings that remains open to the public.

Travelling along the Lot Valley between Cahors and Fumel you will discover the pretty village of Puy l'Eveque, one of the highlights of this region of France and we highly recommend you visit.

You will see many of the Cahors vineyards along this picturesque stretch of river and there are many other small places of interest close by.

in the north-east of the Lot most visits focus around the three villages classified among the 'most beautiful villages of France.

A short distance east from here the medieval centre of Saint-Cere is also very pleasant, and you can visit the Grottes de Presques caves nearby. The beautiful Montal chateau (a listed French National Monument) should also feature on your list of places to visit close to here.
